The importance of a Building Permit

Building PermitA construction permit is a written document that authorizes the execution of any construction project. Although rules for acquiring a permit vary by city, it is generally required to have a permit in order to build any new structure. Permits are also required for building repairs, alterations, and demolitions. For example, you will need a permit if you plan to install new roofing, demolish or build interior walls, repair or construct chimneys, construct new doors and windows, repair foundations, construct containment walls more than 3 feet high, install pools and spas, or replace your home’s heating and air conditioning systems.

There are other minor jobs for which you do not need a permit. Examples include paint jobs, carpet installation, minor roof repairs, and installation of storage units less than 120 square feet, retaining walls of 3 feet or less in height, fences up to 6 feet in height, and gardening projects.

If you begin construction without the required permits, you risk having fines imposed and your project terminated, and you also lower the chances of selling your home because many buyers will not make an offer if the home does not comply with the city’s regulations.

Requesting a Construction Permit
You can request a permit through a contractor, an agent, or the homeowner. If you are going to fill out the application yourself, you should first contact your city council so they can guide you through the process and provide you with the necessary forms.
On the permit application you must specify in detail what the construction will consist of.
The size of the project will determine the application cost as well as the length of time it takes to obtain approval.

Plans
Sometimes you will have to submit building plans together with your application in order to obtain the permit. Plans must be approved by a qualified designer (for small projects) or an architect (for complex projects).

Inspections
A city inspector must visit the home in order to verify that it complies with the city’s regulations. If you hired a contractor, he/she can request the inspections. However, it is your responsibility to make sure the necessary inspections are performed. The city council will advise you on when to request inspections once the permit has been issued.

A construction permit is valid for six months. Once you have begun the project and you have passed the first inspection, your permit will be valid while you continue the project and the inspections; if your project stops for more than six months, your permit will expire.
